Things you might be wondering

Less than you think! Many loans let you put down 3-5%. You'll also need closing costs (2-5% of the price) and earnest money (1-3%). Our calculator shows exact numbers for your situation.

Nope! While better credit means better rates, many programs work with scores in the 580-620 range. FHA loans are especially flexible. If your credit needs work, we can help with that too.

Pre-qualified is a quick estimate—no verification. Pre-approved means the lender actually checked your income, credit, and assets. Sellers take pre-approval much more seriously.

Spring and early summer are traditionally busiest, but it really depends on your local market. Some sellers do great in fall when there's less competition. We can pull current data for your neighborhood.

Almost every inspection finds something—don't panic. We review it together, then ask the seller to fix it, give you a credit, or lower the price. For major issues, you can usually walk away.

From accepted offer to keys: usually 30-45 days. Finding the right home can take a few days to a few months depending on your market and criteria. We can often move faster if needed.

Confusing terms, explained simply

Earnest Money

A deposit (1-3% of price) that shows you're serious. Goes toward your down payment at closing.

Appraisal

The bank confirms the home is worth what you're paying. If it's low, we negotiate or you cover the gap.

Contingency

An "escape clause" that protects you—like if inspection finds major issues or your loan falls through.

Closing Costs

Fees at the end (2-5% of price)—lender fees, title insurance, taxes. Sometimes sellers help cover these.

PMI

Extra monthly fee if you put down less than 20%. Protects the lender. Goes away once you hit 20% equity.

Escrow

A neutral party holds money during the transaction. Also an account for your taxes and insurance payments.
